As a Florida native and Sarasota resident for more than 35 years, I have a connection to this community that goes well beyond real estate. Sarasota is where I grew up, built my career, and developed a firsthand understanding of the neighborhoods, waterways, and lifestyle that make this part of Florida such a unique place to call home.

Real estate also runs in my family. My father, James, spent approximately 40 years in the real estate business, so I was introduced to the industry at an early age. More importantly, I learned that reputation matters, relationships matter, and doing right by the people you represent should always come before the transaction itself.

My own real estate career began in 2018 with Michael Saunders & Company before I joined Coldwell Banker Realty in 2023. Today, I work from our office in Siesta Key Village and represent buyers and sellers throughout Sarasota and the surrounding Gulf Coast communities.

The way I approach real estate is built around preparation, straightforward advice, strong communication, and attention to detail. My job isn't simply to find you a house or put your property on the market. It's to help you understand what you're buying or selling, identify potential problems before they become expensive surprises, negotiate from a position of knowledge, and give you the information you need to make a confident decision.

Florida real estate comes with its own set of challenges. Insurance, flood zones, roof age, inspections, condominium associations, rental restrictions, property condition, and waterfront considerations can all have a major impact on a property's value, affordability, and usability. That's why I believe in investigating these issues early, sometimes before we ever schedule a showing. The more we know going into a transaction, the better positioned we are to make good decisions.

As a Certified Waterfront Specialist through the Realtor Association of Sarasota and Manatee, I bring additional training and experience to one of Southwest Florida's most specialized segments. My connection to Sarasota's waterfront, however, started long before my real estate career. I've been a member of the Sarasota Ski-A-Rees Water Ski Show Team since 2004, became a professional water skier in 2012, and won a national championship with the Ski-A-Rees in 2017. More than two decades spent on Sarasota's waterways have given me a perspective on our waterfront community that can't be learned from a map or a real estate listing.

Over the years, I've also built a network of local professionals I trust, including inspectors, lenders, title professionals, insurance agents, attorneys, contractors, roofers, and other specialists. When an issue comes up during a transaction, my goal isn't simply to point it out. It's to help you understand what it means, determine your options, and connect you with the right people to get the answers you need.

When representing a buyer, my focus is on looking beyond the finishes and listing photos. That means understanding the property, identifying potential risks, evaluating its market value, and making sure you understand the terms of the deal you're entering into. When representing a seller, my focus shifts to realistic pricing, strong presentation, direct feedback, consistent communication, and adjusting our strategy when the market gives us new information.

Negotiation is another major part of how I represent my clients. Whether we're discussing purchase price, inspection findings, repair credits, closing costs, financing terms, or other contract details, good negotiation starts with understanding the facts. From there, it's about recognizing where leverage exists and using it effectively to protect your position while keeping the transaction moving forward.

Most importantly, I don't measure a successful transaction simply by whether we make it to the closing table. My goal is for you to look back six months after closing and still feel confident that you made the right decision.
